We have brought together all the important information on this page. You can read what you can expect from ARE Wonen, and also what we expect from you as a tenant. After all, living enjoyment is not only a matter for the landlord, but also for all tenants in a residential building, street and neighborhood. Many things will not be new to you. When signing the rental agreement, we discussed the most important agreements with you. However, it may be a good idea to read this information at your leisure.

WHAT DO YOU HAVE TO ARRANGEMENT AS A NEW TENANT?

ENERGY & WATER COMPANY

As a new tenant, you arrange your own supplier for water, gas and electricity. When the home is delivered, you will receive a report with the meter readings from us.

TV, INTERNET & TELEPHONE

You can request a subscription for TV, internet and landline telephony from a supplier of your choice in your area.

VERZEKERINGEN

As a tenant of ARE Wonen you must take out third party liability insurance and home contents insurance with an insurance company of your choice. This obligation is stated in the General Provisions.

MUNICIPALITY REGISTRATION
You must always register yourself with the municipality where you are going to live. Do this as soon as possible after signing the rental contract and within five working days of your actual move. This way you ensure that other authorities are also aware of your move.

You pay the rent and any service costs in advance by direct debit: the amount must be in ARE Wonen's account no later than the first of the month. We ask you to use a direct debit. The basic rent is the amount you pay for renting the home. Apartment service costs include:

    costs for the use of energy in the common areas; costs for cleaning the common areas; costs for the maintenance of the common areas; costs for window cleaning of the windows on the street side; any compensation for the use of furniture and upholstery; breakdown maintenance of the central heating installation; other agreed costs; administration costs.


ARE Wonen agrees the service costs with you in advance and records them in the rental agreement. The service costs of the previous year are made clear to you each year before July 1 by means of a settlement and are finally settled.

HOUSING QUALITY

IN GOOD CONDITION

ARE Wonen delivers the house to you in good condition, without defects. This way you can immediately enjoy your home to the fullest. We record the condition in which we deliver the home in an inspection report. This report is signed by both you and ARE Wonen.

If there is a defect at the start of the rental agreement, we will mention this in the report. ARE Wonen will remedy this defect within a reasonable period and in consultation with you.

ENERGY LABEL

SUSTAINABILITY

The energy label is an appendix to the rental agreement. The label shows how energy efficient your home is. It says something about the insulation of floors, windows, walls and the roof, and indicates how economical the installations for heating, hot water and ventilation are.


The least energy efficient is a home with label G, the most energy efficient is a home with label A. Read more on the government website.

RULES OF LIFE

The VvE represents the common interests. It manages and maintains the common parts of the building and the common installations. Also the cleaning of common areas.


A homeowners' association can draw up internal regulations. The rules herein apply to all tenants and buyers in one residential building. Consider, among other things, the handling of pets or the way in which waste is handled.

REPORT INCIDENT

Do you want to have something repaired in your home? You can then submit an online repair request or – in case of emergency – contact us via WhatsApp or by telephone (085 – 06 02 885).


For regular maintenance, we ask you to complete a repair request online.


In the event of an emergency malfunction, such as leakage, no hot water and heating, or a defective elevator, we ask you to contact us immediately.

DAILY MAINTENANCE

Sometimes the maintenance costs are borne by the landlord. You are responsible for the following costs:

    damage you have caused yourself; minor repairs*, provided the costs are not too high. painting, wallpapering and plastering interior walls; combating vermin, such as fleas, ants, mice, wasps and the like; cleaning and unblocking sewers, chimneys, drainage and ventilation ducts.


General information

PLANNED MAINTENANCE

ARE Wonen will be responsible for:

    major repairs, such as replacement of the central heating system or repair of drains; pest control due to force majeure, combating longhorn beetles and woodworms; maintenance of built-in equipment in kitchens; maintenance in outdoor areas, such as exterior painting and replacement of letterboxes, exterior lamps and gutters; maintenance in common rooms

LIVINGABILITY, NUISANCE & SAFETY

Pests

As a tenant, you are responsible for preventing and combating pests. By keeping your house clean, you will keep most of the pests out. You will usually find various pesticides at the pet store. Many municipalities also have a pest control service

Boer burden

It is up to the local residents themselves to reach good agreements. Talking often turns out to be the best solution, but it can happen that people are not open to reason. In that case, we recommend that you investigate whether other local residents experience the same nuisance.

Subletting

You may not sublet, rent out or transfer your home in whole or in part for use to third parties. You are also not allowed to rent out rooms, offer the home as a temporary (holiday) residence - not even Airbnb - or give up rent. This is excluded in the rental agreement and general provisions.

Smoke detectors

Smoke detectors provide a safe feeling. The maintenance is carried out by the tenant. Regularly test whether the detector still works by pressing the test button on the detector. You will then hear a loud beep. The battery of the smoke detector lasts about a year. If the battery is almost empty, you will regularly hear a loud beep.
