01 Viewing

A viewing is without obligation and you can request it by responding to the advertisement. An appointment is scheduled at a fixed time in the order in which you register as a home seeker for the specific rental property. We first ask you to share your basic information. During the viewing you will have the opportunity to view the property and ask questions.

02 Allocation

Did the viewing make you more enthusiastic? You will then need to submit various documents. We must receive the documents within one day. After receiving the letter, we assess whether you are actually financially able to pay the rent. We carry out, among other things, an ID fraud check, general and special screening and credit check. If the results are positive, you will be assigned the home.

03 Signature

After assignment and acceptance, you will receive the rental agreement from us. For this we use the general standard in the rental market (ROZ) and - after signing - we schedule the key transfer. The deposit (max. 2 months) and the 1st rental period must be paid in advance. Finally, we draw up the delivery report together. Welcome to your new home!

Necessary documents:


A copy of a valid passport / ID card (make a safe copy and cover your Citizen Service Number (BSN) yourself with the KopieID app from the central government);


You are a permanent employee: 1) copy of income specification for the last three months, 2) copy of bank statements with payment of income for the last three months, 3) landlord statement/mortgage provider not older than one month, 4) employer statement not older than two months, 5) color copy of bank card , 6) an original extract from BRP showing your residential history, and 7) a copy of your assets and debt position.


You are a self-employed entrepreneur: 1) Recent copy of Chamber of Commerce trade register registration (max. 3 months old); 2) Annual accounts for the past 2 years approved by an accountant, 3) income tax return for the past 2 years, 4) landlord/mortgage provider statement not older than one month, 5) employer statement not older than two months, 6) copy of bank card, 7) an original extract from BRP showing your residential history, and 8) a copy of your assets and debt position.


The following additional documents can be requested upon request:

o inspection of an original and valid residence permit and a copy of this will be included in the file;

o a UWV statement with insight into the work history;

o an IB60 form (income statement from the tax authorities).

Selection criteria

In the assessment we use the same (selection) criteria for all home seekers. This takes into account: occupancy by the home seeker(s), presence during the viewing, income in relation to the rental price (standard at least 4x), meets the minimum age, permanent employment contract/sustainable entrepreneurship longer than 3 years, positive creditworthiness, good asset position, no ID fraud, screening and credit check results, no notes and purpose & use in accordance with the intended use and the household fits into the rental property.


A target group for a rental property is determined in advance and results from the Housing Act and/or regulations laid down by the local authorities (Municipality of Rotterdam). In most cases, room rental, students, home sharers and/or with a guarantee from parents and/or third parties are unfortunately not eligible.

Undesirable behavior

Municipalities have set up a reporting point where home seekers and tenants can go if they experience undesirable behavior from rental agents or landlords. What can you report? Discrimination, intimidation, excessive deposit/service costs, no written rental contract, and no information about rights and obligations.

Rights and obligations

As a tenant you are entitled to legal rental protection. Our employees are ready to explain matters to you. With regard to defects and maintenance, a tenant is responsible for a number of matters. These are legally anchored in, among other things, the Minor Repairs Decree. We use a written rental agreement (ROZ).

Legal protection

Are you unable to reach an agreement with us? In some cases, parties can contact the rental committee in the event of disputes. In other cases, they can go to the subdistrict court judge in the first instance. You can also be assisted by a legal advisor.
